This Indenture made the Nineteenth day of December A.D. one thousand eight hundred and Seventy Six Between Henry Sherman Sr. of Overton Township County of Bradford and State of Pennsylvania and Elizabeth his wife of the first part and William Sherman of the same place of the second part. Witnesseth that the said party of the first part for and in consideration of the sum of Nine Hundred Dollars lawful money of the United States to them in hand paid by the said party of the second part at or before the sealing or delivery hereof the receipt whereof we do hereby acknowledge and thereof acquit and forever discharge the said party of the second part his heirs, executors and administrators by these presents having granted, bargained, sold, aliened, en (?) released and confirmed and by these presents do grant, bargain, sell, alien en (?), release, convey and confirm unto the said party of the second part and to his heirs and assigns all that certain lot, piece, or parcel of land...?...a corner called the willow corner, running North fifty seven degrees West one hundred and Seven perches along line of William Hottenstein and road leading to Dushore to a post in road, thence North thirty three degrees East along line of Martin Obrien Eighty-eight and one half perches to a post and Stones, thence South sixty-degrees East along lands of Henry Sherman Sr. - one hundred and Eight perches to a rock thence South thirty three degrees west along lands of August Bliler Ninety four and one half perches to place of Beginning, Containing Sixty one acres and Seventy-Six perches, be the Same more or less. This being part of a large tract of land by the warrantee name of Richard Downing, Together with all and Singular, the rights, liberties, privileges, hereditaments, and appurtenances whatsoever thereunto belonging or in any wise appertaining and the revisions and remainders, rents, issues and profits thereof, And also all the estate, right, title, interest, claim and demand whatsoever of the said parties of the first part, in law or equity of, in to or out of the Same, To have and to hold the Said hereditaments and premises, hereby granted or mentioned or intended So to be, with the appurtenances unto the Said party of the Second part his heirs and assigns, to the only proper use and behoof of the Said party of the Second part his heirs and assigns forever, and the Said parties of the first part do for themselves and heirs executors, and administrators promise and agree, to and with the said party of the Second part his heirs and assigns that the above described premises with the appurtenances unto the Said party of the Second part his heirs and assigns forever Will Warrant and Forever Defend against all or any person or persons lawfully claiming or to claim the Same, In Witness whereof the Said parties of the first part have hereunto Set their hand and Seal the day and year first above written.

Be it Remembered that on the Nineteenth day of December A.D. 1876 personally appeared before the Subscriber one of the Justices of the Peace in and for said County Henry Sherman Sr. and Elizabeth his wife the above named grantors and acknowledged the foregoing Indenture to be their act and deed for the purposes herein contained, She the said Elizabeth being of full age and by me examined Separate and apart from her Said husband and the full contents thereof being by me first made Known unto her, acknowledged that She executed the Same of her own free will and accord without any coercion or compulsion on the part of her Said husband,
